ABM Industries Chief Engineer in La Jolla, California

ABM, a leading provider of integrated facility solutions, is looking for a Chief Engineer.

The Chief Engineer oversees all activities and staff related to the maintenance and repair of mechanical and electrical systems within a property. The goal is maximum life and reliability of all systems. The Chief Engineer must be flexible and willing to perform all duties that are assigned. Those duties may include maintenance and operations of HVAC, mechanical, plumbing and electrical systems. They may also include general building maintenance and building inspections. The Chief Engineer must respond to client requests, open and assign work orders and order parts when necessary. The Chief Engineer must also ensure compliance with expense guidelines, company policy, and governing codes.

Essential Functions:

  • BASIC FUNCTION - Supervise, control, direct, administer and coordinate all engineering operations and mechanical/electrical maintenance of the facility under the general direction of building management and the ABM Facility Manager.

  • MAJOR DUTIES AND RESPONSIBILITIES

  • Mechanical

  • Demonstrated functional experience in the operation, maintenance and troubleshooting of various MEP systems including to accomplish proper and efficient operation of the following:

    • Central Plant configuration
    • AC package units
    • VAV air distribution
    • Building automation systems
    • DDC and pneumatic controls
    • Life Safety systems
    • Plumbing systems
  • Project Management

  • Proactive with maintenance and repair of building systems.

  • Proficient in reading blueprints.

  • Assist with oversight of all construction Capital and Tenant Improvement activities including

  • code compliance, impairments to the fire life safety system, electrical safe off, proper

  • installation & commissioning of the HVAC system components, access points for all

  • Mechanical, Electrical Plumbing, HVAC, Central Plant Operations (chilled water/boiler), distribution boxes, etc

  • Assist with all commissioning of the HVAC system and air balance process.

  • Experience in managing and maintain inventory control of all supplies/tools/equipment.

  • Demonstrated ability to create and implement Standard Operating Procedures to improve building operations and efficiency and customer/retail experience.

  • Must be able to create and maintain engineering budget categories, including utility consumption.

  • Demonstrated “leadership qualities” to include guide and direct personnel, participate in direct report evaluation, provide feedback and identify opportunities for staff growth, model professional attributes that adds value to the Company.

  • Manage shift personnel; ensure all employees follow URW policies and procedures

  • Ability to train and upskill existing team

  • Build/Maintain relationships with Key External Partners (AHJ)

Minimum Requirements:

  • 7 – 10+ years of experience in commercial property, multi-unit residential and/or related facilities maintenance role.

  • Technical Expertise

  • Advanced communication skills (oral, written)

  • Financial Management

  • Education/Training

    • EPA Certification Section 608 Certification II, III or IV
  • Safety Certification/Training

    • OSHA 30 Certification
  • Computer

    • CAD, Bluebeam, etc.
  • PREFERRED

  • First-Class Chiller Engineer License or equivalent

  • Advanced Electrical Certification (i.e., CA C10

  • License or equivalent)

Pay: $ 45.00 / hourly

The pay listed is the hourly range or the hourly rate for this position. A specific offer will vary based on applicant’s experience, skills, abilities, geographic location, and alignment with market data.
