ASM Global Building Maintenance Technician in Knoxville, Tennessee

This position will maintain in good working condition all facility equipment, including HVAC, plumbing, and electrical, lighting and climate control systems, roofing systems, telecommunications, and maintenance cleaning equipment.

ESSENTIAL DUTIES AND RESPONSIBILITIES

  • Repairs and maintains all facility systems and equipment.

  • Inspects systems throughout facility to detect malfunctions or breakdowns.

  • Investigates malfunctions or breakdowns of systems to diagnose causes and locate the source of the problem.

  • Implements corrective actions and solutions.

  • Anticipates potential malfunctions or breakdowns and takes appropriate action to prevent or minimize curtailment of services.

  • Operates auxiliary supply systems when a breakdown occurs.

  • Coordinates shutdown and start-ups of utilities when conditions require it.

  • Assist with electrical, plumbing, painting, renovations and general maintenance needs as required with the operations maintenance staff workload.

  • Follows procedures for use of Work Orders and ASM Global Maintenance Manager Systems.

  • Adheres to OSHA, NFPA and other applicable safety codes.

  • Responsible for operating HVAC chiller, ICE Chiller, and Cooling Towers.

  • Assists with set up and take down flooring, portable chairs, operable walls, barricades, staging, tables, telephones, and other equipment for the successful execution of events as needed.

  • Other duties as assigned.

Possesses a strong attention to detail and the ability and initiative to maintain the facility as a first-class facility.

  • Excellent organizational skills

  • Good verbal communication skills as well as writing skills.

  • Ability to prioritize and to handle multiple projects simultaneously.

  • Good written, verbal and interpersonal skills required; ability to interact with all levels of staff including management.

  • Ability to adhere to strict grooming standards established by ASM/KCC

  • Proficient with Microsoft word, excel and outlook. Able to navigate a computer and learn how to operate maintenance programs.

  • Familiar with operational procedures, facility capabilities, industry terminology, event-related services and technical requirements for the types of events anticipated at the facility.

EDUCATION AND WORK EXPERIENCE:

  • Graduate of an accredited technical school preferred

  • 1+ year hands-on experience in maintenance

  • Experience operating a forklift, scissor lift or other similar heavy machinery.

SKILLS AND ABILITES:

  • Basic understanding of door hardware, locks, door closes, etc.

  • Understand and be capable of insuring that all laws, building codes, ordinances, policies, procedures, risk management and emergency procedures are followed.Read and comprehend blueprints, drawings, and other related materials.

  • Excellent verbal, written and interpersonal skills required.

  • Ability to prioritize work to meet deadlines. Work effectively under pressure and/or stringent schedules.

  • Work independently with limited supervision, exercising judgment and initiative.

  • Maintain effective working relationships with clients, employees, exhibitors, patrons, and others encountered in the course of employment.

  • Must have the ability to work flexible hours including nights, weekends, and holidays, in addition to normal business hours.

  • Good communication and interpersonal skills necessary.

  • Desire to work hard to produce consistent, quality results.

  • Strong attention to detail and follow through with a 'can do' attitude.

  • Must be able to maintain PCI compliance.

  • Must meet acceptable standards on company background screening and have valid driver's license.

  • Basic knowledge of Microsoft Word, Excel and Outlook.

PHYSICAL DEMANDS:

While performing the duties of this job, the employee is regularly required to move around the facility; to stand for long hours during events; talk and hear. This position may require work inside or outside of the building, as needed by events.

  • Performing work through repetitive eye/hand coordination.

  • Daily lifting up to 50 lbs.

  • See and distinguish objects or symbols as 20 feet or more and 20 inches or less. Depth perception, peripheral vision, ability to distinguish color and bringing objects into focus.

  • Climbing ladders and staircases multiple times per day.

  • Constant standing, walking, stooping. Constant reaching, handling products.

  • Ability to work extended hours productively.

  • Fast-paced, very physical environment.

*Requires standing and walking for several hours at a time each day.

WORKING ENVIRONMENT/CONDITIONS:

  • High noise level

  • Exposure to the weather conditions

  • In and out of doors

  • Exposure to heat and cold, dust pollen and fumes
